  • Base

    • Steel pile foundation system, supporting a pressure treated timber frame 

​

  • Floor

    • 100mm PIR rigid insulation boards, covered by 22mm T&G chipboard, underlay and laminate flooring from a choice of different styles.

​

  • Walls

    • 122mm Structural Insutalted Panels (SIPS) wrapped in a waterproof breathable membrane. The walls are lined internally with a vapour barrier and plasterboard. The outside is clad in low-maintenance Fibre-Cement boards (Cedral Lap), available in 21 colours with a 50-year life expectancy (other cladding options available on request).

  • Roof

    • Pent roof with a slope towards a gutter edge, made using 122mm SIPS panels and an EPDM one-piece rubber roof system with a 50 year life expectancy

    • Anthracite grey UPVC fascia and soffits colour matched to the windows and doors.

    • Black plastic guttering and downpipe.

  • Windows and Doors

    • Anthracite Grey A rated UPVC window and door system, sizes vary depending on building size

      • These can be upgraded to aluminium sliding or bifold doors and windows

  • Interior 

    • Professionally plastered interior walls and ceiling receiving a white painted finish.

    • White painted skirting board.

​

  • Electrical

    • Steel wire armoured supply cable from the house (up to 20 metres, further distance can be completed at additional cost).

    • Inside – dimmable LED spotlights  (quantity dependant on room size), 4 brushed chrome two gang sockets, 2kw electric programmable wall-mounted heater.

    • Outside – spotlights in the overhang at the front of the building.

    • Electrical installation completed and certificated by fully qualified electricians. Compliant with Part P of the Building Regulations.

An installation by Read Garden Rooms comes with material longevity and quality workmanship as standard. To provide peace of mind with your purchase, we offer a 10-year structural guarantee.
We are also members of the Consumer Protection Association (CPA), a subsidiary of Consumer Guard Ltd, who are authorised by the Government regulated watchdog, the Financial Conduct Authority (FCA). Our membership of this service means that in the unlikely event we were to cease trading, our customer’s guarantee remains valid for the full 10 year period.​
