Why should I choose Read Garden Rooms?

Do I need planning permission?

In the vast majority of cases, no. Garden Rooms are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:

It is not built on land forward of the building line i.e. in your front garden

The roof height shall not exceed 2.5m when built within 2m of a boundary

No more than half the area of land around the "original house" would be covered by additions or other buildings.

In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the building cannot be more than 20m from your house at its furthest point
What about building regulations?

Less Than 15m2 Internal Floor Area - Building regulations will not normally apply.

Between 15m2 and 30m2 - Building regulations will not normally apply, providing that the building is at least 1m from any boundary.
Can I use my Garden Room all year round?

Yes. Our Garden Rooms are fully insulated and heated making them perfect for use 365 days a year, even in the depths of winter.
Does my Garden Room have to be insulated?

In order for it to be useable all year round, yes.
How long will it take to build?
- Typically, 4-5 weeks depending on the size. We do not strive to be the fastest, our focus is on attention to detail and a premium quality end product.
How do you get power to my Garden Room?

We install a SWA (Steel Wire Armoured) supply cable from your house to your new Garden Room. The cable will either be fixed to an existing structure, for example if you have a wall running down the side of your garden, or it can be neatly tucked out of the way along a hedge/flower border. If needs be, we will dig a trench to bury it under your lawn. Our team of qualified electricians will ensure the install meets the UK national standard BS 7671 and is compliant with Part P of the Building Regulations. You will be provided with a certificate to demonstrate this.
Will you clear the site for me?

Within reason, yes. If for example an old building or trees need to be removed this can be organised, though you should allow additional time and budget. We will discuss this during our initial site visit.
Can you complete the landscaping around my Garden Room?

Yes, we can complete patios, decking or other landscaping around your garden room, just ask us!
Can I walk on the roof to carry out maintenance?

Yes, it is recommended you keep the roof clear of debris in order to prolong its life.
Is your timber sourced responsibly?

All of our timber is FSC certified
