Client Brief
Our client wanted a self-contained annex within the garden, positioned a short distance from the main house, designed for comfortable ground-floor living. The space needed to include a bedroom, bathroom, kitchen, and living area, all within a practical and accessible layout.
A key part of the brief was achieving a modern finish that still complemented the rustic character of the surrounding buildings. To meet this, we designed the annex with black barn-style cladding, a pitched roof, and pan tiles, allowing it to blend naturally into its setting.
The client also requested easy access to the building, which was incorporated through a well-planned pathway leading directly to the annex.

Challenges & Solutions

Conservation area requirements. Planning permission was needed due to the size of the build and the build being in a conservation area, including approval of removing a dead walnut tree. We handled approvals to ensure full compliance.

Building regulations.
As a living space, the annex had to meet UK building regs. All work was completed to the required standards. -
Drainage and sewage.
The en-suite required a suitable sewage connection, which we installed in line with regulations. -
Pitched roof installation.
Our first pitched roof project, completed with careful planning to ensure a high-quality finish. -
Restricted access
Tight driveway access meant materials had to be transported by hand, managed efficiently to keep the build on track.
